SABMag 32 - Products from Greentech @ Greenbuild
To increase awareness and adoption of new technologies for sustainable building, the US Green Building Council and Regenerative Ventures teamed up to host the first annual Greentech at the recent Greenbuild Conference in Toronto. Thirty companies were invited to present their products for the building industry. All had to be privately owned with less than $100 million in revenues. Some of the companies and their products are described below.

Water Use in Office Buildings - National Data Now Available
By Meirav Even-Har, Interim Manager, Environmental Initiatives, Building Owners and Managers Association [BOMA] of Canada
March 22nd was International World Water Day and in Canada this year it expanded to a full week dedicated to discussing issues related to water and to celebrate this precious resource. This year, World Water Day was dedicated to theme: “Water for Cities: Responding to the Urban Challenge”, raising awareness about water issues in the world’s cities. In Canada, clean water is generally perceived to be plentiful and so prices are low and consumption is high.
In the real estate world the focus of many owners and property managers has been to conserve energy and minimize and divert waste. As important as the many initiatives currently in place that helps drive efficiency in buildings, water doesn’t always receive the attention it deserves. Beyond low hanging fruit such as upgrades to toilet fixtures, landscaping equipment, and so on, there is a big portion of water utilized for cooling towers, as steam for heat and cleaning, to name a few – all contributing to a building’s total water and energy use.
So how much water do Canadian office buildings use?
The 2010 BOMA BESt Energy and Environmental Report [BBEER] seeks to provide at least part of the answer. For the period of June 2009 to June 2010 the average water consumption intensity for BOMA BESt certified office buildings was 0.98m3/m2, compared with the national average for water consumption in commercial buildings which was 2.03m3/m2 [Sustainable Development Technology Canada, 2007]. Water consumption, calculated from water bills varies widely with the top performing 25% of buildings at the 0.02-0.39m3/m2 range, while the lowest performing 25% of buildings at the 1.05-8.05m3/m2 range.
Regional differences do not vary significantly, with the lowest consumers in the Prairie and Atlantic regions, and the highest overall numbers attributed to British Columbia. The regional results are interesting because southern Alberta and interior BC are known as “dry spots”; driving some buildings to implement innovative water conservation measures. Specific local data on building water use is therefore required to determine the extent to which cities and the industry responds to water shortages.
The report also provides water consumption performance by building size and age, as well as detailing incidence of water consumption fixtures and management practices. But water is not only about how much is consumed, it also about what is used and then disposed of, and what is added to the municipal waste treatment facilities in the way of effluents [chemicals, runoff, pesticides, etc.]. The BBEER includes information on how site and effluents are managed for the reported year.
With the majority of the Canadian commercial real estate consisting of existing office buildings, we may yet have the full picture of buildings’ total water footprint. The BOMA BESt program enables a form of performance benchmarking in six areas: Energy, Water, Waste, Emissions & Effluents, Indoor Environment and Environmental Management Systems. With annually published data we can compare the industry’s performance, and help drive water use reduction.
